Harrington Law LLC devotes much of its practice to the representation of clients in all aspects of real estate transactions. Our law firm has decades of experience in the real estate legal field not only on a local basis, but nationally as well. Our real estate legal services include, but are not limited to, the representation of individuals or businesses engaged in the buying, selling and leasing of homes and apartments, and the development, acquisition, disposition, leasing, and financing of commercial, farm and industrial properties. Specifically, we handle:

- review and negotiation of loan documentation, including providing opinion letters for financial institutions.
Estate Planning and Administration
Another large portion of our law firm’s practice is dedicated to estate planning and administration. We represent many individuals and families, of all sizes, in a wide range of estate planning matters, from the preparation of wills and powers of attorney, to the more complicated tax-driven high net-worth estates, utilizing trusts and other sophisticated planning techniques. We also advise Executors and Trustees in administration concerns, including the organization and preparation of Federal Estate Tax 706 Returns. Many of the plans we prepare for our clients take into account trusts and guardians for minor children, mechanisms for the preservation and management of inherited wealth for children and grandchildren, including creditor protection, and, when applicable, the minimization of transfer taxes at death.
Business Transactions
Our law firm represents clients in all areas of general and specific corporate and business related issues and matters. Our business legal services include, but are not limited to, the formation, acquisition and sale of business interests, and general corporate governance matters.
Specifically, we will prepare, review, and negotiate operating agreements, articles of organization, bylaws, voting trusts, and shareholder agreements.

- applications for taxpayer identification numbers
Business Litigation
We offer various commercial and business litigation services. We have successfully represented many clients in various business disputes, including, but not limited to, eviction cases, mechanics liens, breach of contract, commercial broker’s liens, and collections.
Represented large dairy farm against concrete manufacturer for providing inferior grade concrete. Enforced implied warranties under the Uniform Commercial Code for sale of “goods” resulting in a mediated settlement of approximately $400,000.00 for the client.
Represented local business in a federal lawsuit against an out-of-state design contractor leading to the client recouping over $500,000.00 of defrauded funds.
Successfully recouped over $250,000.00 from a contractor for failing to ensure the project did not exceed local costs and for failing to practice “cost engineering” during the negotiation of bids from subcontractors.
Effectively enforced a contract against a software company for failing to pay the negotiated price to its third-party developer leading to approximately a $100,000.00 settlement.
Filed and enforced many mechanic’s liens on behalf of construction clients leading to hundreds of thousands of dollars collected.
Defended liens unlawfully recorded against client property curing hundreds of thousands of dollars in claimed lien rights.
Routinely obtain eviction orders for larger multiunit property owners in and around Champaign County to include successfully collecting thousands of dollars in rent arrearage.
Protect broker’s rights by filing liens under the Commercial Real Estate Broker Lien Act in order to secure clients’ rights to commissions lawfully earned.
Drainage Law
Since our founding, we have and continue to represent many local drainage districts in all areas of drainage law issues. We have successfully represented clients in establishing the general course of natural drainage under the Illinois Drainage Code in order to obtain access to waterways and watersheds where there is a dissenting adjoining property owner.
